This is your last opportunity to ensure the home is in the condition you expect before it officially becomes yours. The goal isn't to nitpick. It's to confirm that any agreed-upon repairs were completed and that nothing major has changed since your offer was accepted.

What Is the Final Walkthrough?

The final walkthrough is a buyer's last chance to inspect the property before closing. It's not another inspection. It's a way to verify the home is still in the condition agreed upon in the purchase contract.

  • When does it happen? Typically 24 to 48 hours before closing.
  • Who attends? Usually you and your real estate agent. The seller may not be present.
  • Where? At the property itself, once the seller has moved out.
