1. Information we collect

Information you provide. When you submit a form on the Site (a contact request, a guide request, a Dream Home Club signup, or a home valuation request), we collect what you enter. That can include your first and last name, email address, phone number, the message or question you send, and your answers to questions about where you are in your real estate journey (for example, renting, ready to buy, moving up, or investing). Providing this information is voluntary, but some features will not work without it.

Information collected automatically. Like most websites, the Site and its hosting provider automatically log basic technical data when you visit, such as your IP address, browser type, device type, the pages you view, and the date and time of your visit. This is used to keep the Site secure and working.

Cookies. The Site uses a small number of first-party cookies that are necessary for the Site to function, including a secure login cookie for a private agent tool. As of the date above, the Site does not use third-party advertising or analytics cookies.

Information from embedded tools. The home search and home valuation features on the Site are provided by RealScout, a third-party service. When you use those tools, RealScout may collect the information you enter (such as an address or your search criteria) under its own privacy policy. Property listings shown on the Site come from a Multiple Listing Service (MLS) through an Internet Data Exchange (IDX) feed.

2. How we use your information

We use the information we collect to:

• respond to your questions and requests and provide the services you ask for;
• send you the materials you request, such as a guide or a home valuation;
• manage our relationship with you using a customer relationship management (CRM) tool, Follow Up Boss, which stores your contact details and our communication history so we can follow up and serve you well;
• send Dream Home Club emails, market updates, and similar communications only if you opted in by signing up, and only until you unsubscribe;
• keep the Site secure, prevent fraud and abuse, and comply with the law and our professional and brokerage obligations.

3. How we share your information

We do not sell your personal information. We share it only as needed to run the Site and our real estate services:

• Service providers that operate the Site and our tools on our behalf, including Vercel (website hosting), Sanity (content management), Follow Up Boss (CRM and email), and RealScout (home search and valuation). These providers may only use your information to provide their service to us.
• FirstTeam® Real Estate , the brokerage David is licensed under, where needed to provide real estate services and meet brokerage and regulatory requirements.
• Professional and legal compliance , such as responding to a lawful request, enforcing our terms, or protecting the rights and safety of you, us, or others.
• A business transfer , if the Site or its assets are ever transferred as part of a merger, acquisition, or similar transaction.

We never share your phone number or SMS consent with third parties for their own marketing.

4. Email choices

If you opted in to emails, every marketing email includes an unsubscribe link, and you can opt out at any time. The Site does not send text or SMS messages.

You can also control cookies through your browser settings. Blocking cookies may affect how parts of the Site work.

5. Use of artificial intelligence

Some content on the Site, such as blog articles and guides, may be created with the help of artificial intelligence and is reviewed before publishing. It is general information only, may contain errors, and should not replace professional advice.

6. Data retention

We keep your information for as long as needed to provide our services, maintain our business records, and meet legal and regulatory requirements, and then we delete or anonymize it. CRM records are generally kept for the duration of our relationship and a reasonable period afterward.

7. Security

We use reasonable technical and organizational measures to protect your information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

8. Children

The Site is not directed to children under 18, and we do not knowingly collect information from them. If you believe a child has provided information, contact us and we will delete it.

9. California privacy rights

If you are a California resident, the California Consumer Privacy Act, as amended by the California Privacy Rights Act (CCPA/CPRA), gives you certain rights regarding your personal information.

Categories we may collect: identifiers (such as name, email, phone number, and IP address); commercial information (such as your stated preferences and the services you request); internet activity (such as pages viewed on the Site); and inferences drawn from that information (such as your real estate interests).

Your rights: to know what personal information we collect and how we use it; to request a copy of it; to request correction or deletion; and not to be discriminated against for exercising these rights.

Sale and sharing: We do not sell your personal information, and we do not share it for cross-context behavioral advertising. The Site does not currently respond to Global Privacy Control (GPC) browser signals, because it does not share information for advertising.

To exercise any of these rights, contact us using the information below. We may need to verify your identity before responding.

10. Changes to this policy

We may update this policy from time to time. We will post the updated version here and change the "Last updated" date. Material changes take effect when posted.
