I keep a close eye on Huntington Beach because it is one of the communities where I work most, and the halfway point of the year is a natural moment to step back and look at where the market actually stands. So here is my mid-year read, along with a few things happening around town that I think are worth your time.

The mid-year numbers

Start with the number that matters most: roughly 1,000 homes have sold in Huntington Beach so far this year, and there are around 425 homes currently available for buyers to choose from. That ratio tells you the market remains healthy, even as it becomes a little more balanced than the fast-paced years we just came through.

For single-family homes, the median sale price is hovering around $1.4 million, and homes are averaging 34 days on the market before going under contract. Well-priced homes are still attracting strong interest. The difference now is that buyers have more options than they did a year ago, which makes thoughtful pricing and preparation more important than ever. A home that is priced right and presented well continues to stand out. A home that is priced on hope sits.

Across Orange County more broadly, inventory continues to improve. That gives buyers a little more breathing room while still supporting strong home values. I want to be clear that this is my read of what the numbers mean, drawn from working in this market every day, and the takeaway is simple: if you are thinking about a move this year or next, this is a market that rewards preparation, not one that punishes it.

Surf City Nights Farmers Market. Every Tuesday from 5:00 PM to 9:00 PM on Main Street in downtown Huntington Beach.

Donut Derelicts Cars and Coffee. Hot rods, classics, and custom builds, Saturday mornings starting at 5:00 AM at Adams Avenue Donuts.
