The goal isn’t to nitpick, but to confirm that any agreed-upon repairs were completed, and that nothing major has changed since your offer was accepted. Here’s what to look for and what to do if something unexpected comes up.

1️⃣ What is the Final Walkthrough?
The final walkthrough is a buyer’s last chance to inspect the property before closing. It’s not another inspection, but rather a way to ensure the home is still in the condition agreed upon in the purchase contract.
- When does it happen? Typically 24-48 hours before closing.
- Who attends? Usually you and your real estate agent—the seller may not be present.
- Where does it take place? At the property itself, once the seller has moved out.
Pro Tip: Bring your contract, inspection report, and a checklist of things to check so you don’t miss anything!
2️⃣ What to Check During the Final Walkthrough
✔ General Condition
- The home should be in the same condition as when you made your offer.
- No new damage, leaks, or missing fixtures.
✔ Agreed-Upon Repairs
- Ensure all repairs requested in the Request for Repairs have been completed properly.
- Bring receipts or documentation if repairs were promised.
✔ Leftover Items & Cleanliness
- Seller should have removed all personal belongings unless agreed upon.
- House should be broom-clean (though deep cleaning isn’t required).
Pro Tip: Bring a phone charger to test electrical outlets, and a flashlight to check darker areas if needed.
3️⃣ What If You Find a Problem?
🚨 If an agreed-upon repair isn’t done:
- Speak with your agent immediately and request proof of completion.
- If necessary, negotiate a seller credit or request repairs before closing.
